The housing rental market welcomes its booming season as migrant workers have returned to the city after the Spring Festival Holiday.
Our reporter came to one real estate agency on Tuesday in Nanjing. One realtor said that from the beginning of the middle and late February, housing rental business increased significantly.
"The renters are mainly white-collars and migrant workers living nearby.White collars usually have a budget of 3200- 4000 yuan for single rooms. While ordinary workers usually have 3000 yuan. We do list more rooms in February much more than in January."A realtor said.
Nowadays, customers are demanding high quality for the rooms, they need better decoration,while clean and simple are the requirements of most customers. To this end, landlords often renovated their rooms and the rent also rose slightly. Due to the current housing rental market demand increase,transaction cycle has also been shortened.
"For a single-room set in Gulou, the average price is around 2,800 yuan for a two-room set. with refined decoration, the price is between 3,600 yuan to 4,500 yuan per month.For a three-room set, the price is 4,600 yuan and up. From the listing to the transaction, it is often within 15 days. Sometimes if the demand is quite urgent, we will take them to the site to see and the deal is often made within three or four days,sometimes even within a day."The realtor said.
In the long-rent apartment market, only part of very good apartments see their price rises slightly. On February 26, Shell Research Institute released the rental market report in China’s 18 cities in February. According to the report, Nanjing's turnover and price rose slightly month on month.
This is also the first time that the housing rental market has seen a significant increase since last September. The report predicts that the rental market will continue to warm in March, and turnovers and prices may continue to rise.
